I have a question.

While I realise it's extremely hard to get a rental property at the moment where I live I was wondering if you can tell me what actually happens once you put an application in ?

Are the personal referee's and Buissness referee's rung ? Is your work contacted ?

When is all the checking of your application done ?

I'm only asking as we have applied for 4 houses and been knocked back on all 4 even though all have jobs and excellent rental histories . My personal referee has not been contacted by any of the real estates I have put an application in for ..

I don't know how it works haha. We only get tenants that the agents approve of. I know they knocked back a couple of applicants last time we rented out. but i don't know why

No, not a property manager.

I believe the RE only check references of the person they approve to lease the house. It wouldn't be time effective to check references on every application.

The application forms they would check are completed properly when they are received by the RE.

When there is more demand for houses than there are houses available there are lots of applicants who do have good rental history, good references and income..

Let down after let down , all require different photo copies of stuff , all ID is different as far as 100 points goes . One will only accept Coloured copies of ID .

Arrange viewing times , attend viewings applications put in . All so very time comsuming when we all work full time .

All forms completed properly these are tripled check by us all relevent ID and other paper work they want is all there .

There is an extreme shortage of rental properties where I live also. Not much you can do except keep applying.

Two of the RE said there is nothing wrong with our applications , Its up to the owners who they choose and a lot of the time they dont get a reason why others were knocked back .

One said some owners like certain type of tennants like Professional couples ,, thats discrimination in my eyes.

Our property manager only presents 2 or 3 applicants, ones they feel are the better ones.

If you feel there is no reason to be rejected ask them the reason why.

You might think its discrimination, but they have the right to refuse to rent thier house to whomever they please.

As rose robin said, the owner is presented with a 2 or 3 applications and the owner decides who gets approved.

There could be 6 applications with good references and good income..only one can be successful.

It is not discrimination to choose a person employed in a professional job.

Have you been given notice to leave your current rental?

If not, the RE may be giving preference to applicants who have been given notice (property for sale etc) and need to find new accommodation urgently.

When I was a Property Manager on the Gold Coast, I would take all applications and check all the references, them hand them over for the owner to pick.

That way if any thing goes wrong the Land lord is the one who picks the tenants.

I found land lords do not like animals or more then two children, awful I know but that is the way it is 🙂

Also most agents and land lords like to see a rental history and a reference from a previous agent or land lord.

Have you checked your Tenant Reference company. I am not sure of their correct name, but it is the organisation that all agents check to ensure that your past history is not an issue, ie, rent not paid on time, damages or property left in poor condition. They are called before any reference checking is done. If you have a history with them, the agents will not bother checking any further. Your local Fair Trading Dept will give you their details.

The OP said there is a shortage of rentals in her area (which is same in my area also). Property Managers get flooded with applications for single property.

They have group viewing times now, usually 10 minutes at an advertised time.

Plenty of applicants have good rental history & are suitable, there just isn't enough houses/units to meet the demand.

A friend of mine asked a landlord not that long ago how he chooses from the top 2-3 applications he gets from the RE (they have assesed all applicationsand forwarded the most suitable). He said he just closes his eyes and picks one! They would all be suitable.

People are securing rentals here by paying rent up front. Not everyone can do that though. Some pay an extra $1000 just to secure one:(

In a previous life, myself along with husband managed a gated complex. Selecting tenants is a very difficult process, after all, our income was derived from the property owners and if we chose the wrong tenant, the landlord would simply take his business elsewhere.

Here are some big tips for you

At inspection time - Your presentation of yourself and partner AND children if any, must be impeccable. Even your vehicle will be looked at if possible.

Your application - In a professional looking folder, arrange:-

The application form

copy of your rental record (always ask your agent for it when vacating previous place) if you don't have it, you can request it.

original or copy of current payslips, IF no rental record, have a copy of your current bank statements, back 12 months (yes, serious applicants do submit them)

Any other information you can think of, such as reason for moving (job transfer etc) should be provided if no space on the application to do so.

Your application will be compared with the others, the best put aside, either for agent selection, or the owners consent, depending on the owners direction.

No pets? thats good.

No rental record? forget it

Number of children? selection depends on ages/numbers, if the property is suitable for them.

Steady job? good.... 2 steady jobs? excellent

Our reference check was done really to confirm our decision.

Referrees? Personal ones? no influence really

Property managers? excellent ......remember its the finance details which are very important, we're looking for a history of prompt payment, never in arrears, no damage incurred upon exiting, or not enough in bond to cover damage or unpaid rent.

LASTLY if you are a first time renter, it will take 12months bank statement record showing responsible cash management. In this case, personal referrees will be taken in account.
