Buying a house. Which floorplan and facade do you prefer?

Hi all - looking to build a house soon but finding it hard to decide on floorplan and facade. Can you please help me buy telling me which option you prefer (1 or 2) and if you have any comments or feedback it would be appreciated.

I think there are too many hallways /corridors in the left one but I like facade 1 with the wood.

I prefer option 2. The facade seems more open and welcoming to me. And I would reject the plan of option 1 for one reason only. The toilet in the ensuite is behind where you would have your bed. I guarantee if your other half uses it in the night, you will hear it being flushed. I think it could disturb sleep. Might seem a little thing, but for me I'd prefer the ensuite plan of option 2. The rest of the plan of both are quite livable. Building a new house is always exciting.

I like option 2 layout.

Depends what land you have to put it on. Option 1 looks like it is set back more from the road to me...more space out the front , would prefer it out the back if it was me.

it did say single garage when i first clicked the thread , the pictures were stretched horizontally

looksnormal now, but now...

the foundation plan doesnt match the photo, the garage is on the left in option 1?

I'd prefer a kitchen near a window, but neither of those plans has that option.

Hi all thanks for the feedback. I can confirm:

The garage on both is on the right and they are both double (in fact we will be upgrading to a triple garage). We will also be modifying both plans to incorporate a freestanding bath tub in the ensuite.

Option 1: we will remove the dressing room and put a bathtub in its place and extend the ensuite.

Option 2: it has the option to convert one of the living areas into a 5th bedroom if need be (e.g. rumpus room). Option 1 seems to be more open though wherease option 2 is more 'busy'. I am really confused with which one to go for so appreciate any further recommendations (I will consider any provided 🙂

In all honesty I prefer the facade in option 2 but the floorplan in option 1 is better. So it all comes down to which I would prefer - floorplan or facade.

Are either of these homes constructed as show homes in one of those open home villages?

Yes they are both shown at display villages. Option 1 is through Boutique Homes, Option 2 is through Urban Edge Homes. Option 1 will give us a slightly bigger backyard. Our block is decent size - 580meters, and is a 'reverse pie block' where the front width is almost 20 metres and becomes more narrower (16 metres) at it's narrowest.

tip 1............take your time

tip 2............the sales people ARE NOT your friend..........they will make out they are.....but they are not

tip 3............you can show one company plans you like from another company

Tip 2 - one of the builders are very unfriendly
Tip 3 - whilst they can change the plans, they will not work with us to create a custom facade similar to option 2. We really do prefer the facade in option 2

Find different builders.

Theres no shortage of builders around, find ones that will work with you and build the house you want.

when i was looking a few years ago. one bloke as i was walking out said can i help you.....i said no i'm ok just looking at whats available.

he replied........so your just kicking tyres....getting decorating tips.

he got a speil about customer service

We already tried to negotiate with option 2 builder who will not budge further (have given us $5k off). They have quoted us $283,000, builder 1 said they will get it down to around $280K and are more inclined to negotiate price. Both homes have a similar base price (about $220K) with the major upgrades being the triple garage and the facade which set us back about $21-30K depending on builder.

let me rephrase - not unfriendly, but not easy to talk to. For example when we asked to reduce $3K (to reduce to $280K) he said if he called his manager on the phone "he would laugh at me for asking". Seems they won't really budge on price.
