What does the statement below mean?

If I refund the buyer before the 11th May i should NOT expect to recive the item that the buyer purchased from me?

The following is the message i received:

The buyer has until the 11th of May to send the item back. If you choose to refund the buyer now, then the return will close and you should not expect to receive the item.

If the buyer does not send the item back by the 11th May, we may close the return automatically and you will not be required to refund the buyer.

Don't refund the payment until you receive and inspect the item and are happy with its condition otherwise you will be out of pocket on both. Tracking will let ebay know when the item has been returned.
