    <description>&lt;P&gt;Change of mind is not considered a valid reason for a refund and you can ask buyer to honour sale.&lt;/P&gt;&lt;P&gt;Probably better to refund and relist than having an upset buyer know where you live.&lt;/P&gt;&lt;P&gt;In ebay messaging ask the buyer if they will agree to a mutual cancellation then refund and send a MC form from "resolve a problem" in the small drop down menu to the right of item in your sold list.&lt;/P&gt;&lt;P&gt;Your fee will be returned and you are free to relist once the first transaction is cancelled.&lt;/P&gt;&lt;P&gt;&amp;nbsp;&lt;/P&gt;&lt;P&gt;BTW, best to specify cash on pick up items is preferred as there is no PayPal protection on pick up items.&lt;/P&gt;&lt;P&gt;You could also offer to an under bidder if there was one.&lt;/P&gt;</description>
