Yeh, we had a pet clause on our lease. They have a labrador and i said it was allowed in the back enclosed verandah only. But, they let it through the rest of the house.

I know because ive seen it coming out the front door and also see dog hair all over the slate tiles through the hallways of the house

So, heres how it went down

Me- "Hi, have got the electrician bill from last week and according to him, the problem was caused due to the power board being left on and in water. So, heres the bill for you to pay."

Tenant- "Ummm, i thought electrical issues would be landlords responsibilty?"

Me- "They would be if it was an issue caused by wiring in the house, but this wasnt a problem with the house. This was a problem that Sam caused."

Tenant- "Ohh. Ok. Well i cant pay direct deposit like he wants"

Me- "Thats fine. You give the money to me and i will direct deposit it to him."

Tenant- "Ok. You gotta give me a couple of days to get the money together. You'll have it by Wednesday".

Me- "Thankyou"

UPDATE

Our tenant came to see me yesterday to tell me that her son and daughter in law have bought a house and will be moving out between 4 and 6 weeks.

Did they pay the money?

Yes, they paid the money and no, at this stage the mother is going to stay in the house

Thats ok them, the less people in the house the less problems they can create
