"There is nothing more; but I want nothing more." Christopher Hitchins

a tenant considers a property for the working appliances fitted, which should all be recorded in the tenancy agreement

the tenants are the ones using the machines and wearing them out.. not the landlord, the landlord supplied them in working condition, who should really be liable for any repairs, unkeep and servicing costs?

Signatures suck.

You hire a car and it breaks down...are you going to pay for repairs?

The unit was 10 years old. Too small for the area it was in so possibly well and truely over used during that 10 years? A much larger unit is being installed.

the owner......... he expects to have his fittings used, that is what encouraged them to rent his property
