Even though we were property managers ourselves, we once had a house rented out through an agent because we lived 2000km from it. When we visited the property, we found the agent had let it out to a family (thats no problem) and 2 bull mastiff terriers! When we had a no pets policy. The back yard had been decimated! 

We also wished to install a heating system for the tenant (and for our own comfort one day down the track) 

Nuh! Too much trouble. 

Also, caught the agent out on a number of occasions lying to us, as by then we were communicating with the tenants directly. 

Really good conscientious agents seem to be few and far between.
