Hi all, fine thanks Richo. I have spent the last few days trying to convince Husband that the bedroom and his study need re decorating. He initially said yes, then I got too confident and took him to Bunnings this morning to price paint and paper. He went off his rocker at cost. :^O I think that he suddenly realised that he would be doing the bulk of the work, so I am back to square 1. Still I haven't been married to him for nearly 50 years without learning how to play dirty when necesary. 😉 We are still waiting for first grandchilds appearance. Not surprised that it is running late, it's Dad was always late.

OK gerries, comments and suggestions please. I went to the Cardiologist 6 months ago and was told to take Aspirin to thin blood. So did so. Went to the GP 2 weeks ago for blood pressure issues he told me that the Aspirin was a very bad idea to stop immediately. Did so. Went back to Cardiologist yesterday for pacemaker check and copped a round for stopping Aspirin. Now I figure that as I can't please either of them, I am going to stop Aspirin and take a glass of whisky each night instead. That should take care of both blood pressure and pacemaker. If it proves fatal at least I will go out with a smile on my face. Any other ideas?:^O



 


Jean, take the aspirin.... it is just tiny doses to stop blood clotting, it isn't the usual dose aspirin we all know.  


 


It has been developed especially for people with heart trouble or in the likelihood of strokes... it thins the blood enough to keep it healthy...


 


In your case my dear, back on it, you Cardiologist knows what he is saying.  Your GP should speak to him, not you.

They keep putting in demands and orders, like they would like to move in early May, that they have only X amount of money (forget the house on the hill they built last year) blah blah blah...


 


The seem to forget that I am the one with the property and if they want it, they dance to my tune... grrrrrr....

Darkie, some tips from 30 odd years as an agent.


Insist that all offers be in writing from the potential purchaser.


Go to a site realestate.com.au  and download a list of properties sold in your region in the last 6 months ONLY.  Not sure if you have to pay for this. Look for similar size and if possible house styles for sold prices.


Use this as your base acceptance price.


Set the settlement date YOU want, It is amazing if the buyer really wants your house this is the one he will give on.


If he wants a longer settlement and if you are prepared to do so, then the buyer has to pay a higher price.


Under no circumstances agree to allow the buyer to move in after exchange of contract, even if he offers to pay rent. I know that license agreements are done, but the risk is that he may keep putting off settlement as there is no pressure on him to complete. Until he completes he has in effect both the house and money.


Most buyers will reduce the asking price of the property by 10-20% to give them an offer price.


Based on the $60k offer you received this would have made your asking price either $600,000 if he has used 10% or $300,000 if he used 20%.


This is some mythical figure that buyers seem to have come up with.


If your asking price is fair for the region, then stick to it.


Use the 6 monthly recent sales to give you a fair price and make this your counter offer.


Contrary to most buyers beliefs, you are the seller, you set the terms and you do not have to negotiate at all.
