When I read a seller's terms & they start stipulating conditions that may impact me, I simply move to another listing.
It isn't specifically what the conditions are, it is the image they project of what sort of person I am dealing with. I have dealt with all types in my life & I have no desire to shop with someone who comes across as dogmatic or inflexible.
Philee, I suggest you remove all obstacles in your listings, throw out all your special conditions & replace them with a note saying that any problems will be dealt with swiftly & fairly. The nicer you come across as a good person to deal with, the more confidence buyers will have to part with their money.
