I'd say a bit of luck there Twynnie.

Some years ago, next door's guttering got clogged during a huge downpour and the backwash went into the ceiling.....and brought one down!

Lucky no-one was in the room, they would have been seriously hurt.   But I saw it later, and the mess from the ceiling cavity was horrendous.  The rain mixed with dust and made mud.

Everything in that room had to be tossed out.
