Exterior house painting costs?

Does anybody have a rough ball-park idea of how much it may cost to have the exterior of a house painted?  It's just a pretty regular 3 bedroom house with an extension, over 1 1/5 levels.  It is brick veneer that has already been painted.

 

Thousands?  Tens of thousands?  Twenty-nine million?

I'll do it for twenty nine mill, no we had a quote a couple of years ago, think it was between $6-7000, weatherboard house.

LOL at twenty-nine million.

 

It really depends on the painter Lurker.  Some painters could quote you 3 or 4 thousand some may go up and over 5 thousand.  If I were you I'd get 3 or 4 quotes and then pick the best one.  Although keep in mind quotes can sometimes vary a bit from the original figure due to unforseen events, but I'm sure you are aware of that.

I would be very surprised if you got a quote for only 3 or 4 thousand.

 

I have recently had to get some properties painted for my work and each house came  in at around 6 thousand...(most were standard three bedroom weatherbaord houses.)

 

More if there was a lot of preparation work.

 

And about 1 thousand more if it included the roof.

 

It also depends on the height of your house...........obviously if scaffolding is needed then it will cost more.

As Boris said, about $8-10k

 

Just ensure that any quotes you receive all have the same criteria to be able to compare fairly and to your satisfaction:

 

surface preparation if necessary;

the same type of paint (Dulux, etc.);

whether painting trims is included (fascia/gutter/window);

roller or spraying (paint is thinned down and therefore may need to be re-done sooner);

protection of plants; etc.

See the paperwork for their insurances, etc.

As I said though Flashie, it does depend on the painter.  Some painters still work for cash.  I'm not saying whether this is right or wrong and I'm sure it's a contentious subject in regards to painting but some still do and those are the ones who will quote less than some others who will charge you money just to come out and have a look. 

 

It's a hard slog for painters these days to spend four years slaving on apprenticeship wages to then be offered twenty dollars an hour (on the books) to work for a small painting business.

Yes there are those who will do it on the cheap and cash in hand, but for various reasons i personally wouldn't go that way and there is always the worry that if they are injured on the job what happens then?

A good professional will charge around $8,000-$12,000 for a single storey and $15,000-$20,000 for 2 storey. So a 1 1/2 will be somewhere between I imagine,

 

Gievn that it is already painted they will need to do quite a bit of prep work to get the surface ready to paint.

 

If you get any quotes below $10,000 I would be really cautious and would be questioning what they are doing. For under $10,000 I would expect they would just slap the paint on over the existing after a quick clean. In that case expect the job to last less than 5 years.

That's what I worry about, would it, because you are paying a third party (is that the term) who should have their own workers comp but if it's all cash in hand, which is illegal - isn't it? then how does this effect things (by the way that wouldn't be my main concern in underpaying).
