Freddie i know that the Comm Bank has an app that you can download that i believe tells you the value of the property also the owners name certainly worth your while having a nosey into Which Bank first thing Tuesday. Freddie, have you googled your address to see if it comes up in Real estate.com or Domain. You'd know for sure if it's listed

The three listings are
open - any RE and his dog have got it
sole - vendor can sell but no other RE unless in conjunction
exclusive - only the RE with the listing can sell unless in conjunction
conjunction is where another RE has a buyer and they share the commission
the old dears at the back don't have to know the owners to approach council, they just need a reason and a lovely bunch of thank you flowers]:)

who in their right mind would sign a agreement with a management company giving them listing rights if you choose to sell.
that would allow them to charge what ever commission they wanted. because you wouldn't have the option of going elsewhere

joz- what ever the conditions are for the sale of a property between the RE and vendor is quite aware of them. If they chose to do a shifty private sale when they shouldn't then they should pay the commission.

the agents can still lay claim to a commission fee which i think is within 6 months after that 3 month contact
I don't think any vendor would go for conditions like that. Exclusive rights for 3 months doesn't extend to 9 months.

From memory, I think it is 3 weeks before you can list it again.
i wanted to change my RE agent on my previous property coz i thought they were useless and unpro.
they said they could lay claim to a fee up to 6 months after the contact if sold elsewhere, even if i sold it myself.
perhaps it was their way of not getting the boot, but they did end up selling it at the very end of our 3 month term.
i would query the 3 weeks tho coz i think it would take longer for any impressions the agents had.

Sorry butting back in.
3 months does not extend to anything, however if the RE has introduced a buyer and then buyer and vendor wait until the end of the listing and sell privately, I would not want to be the vendor.
