The owner of a property's address?
I know the name of the person, and I also know he lives in QLD.

gee, my internets slow as today, you virtually said the same.
Not sure exactly what you mean there. The point is the vendor would not unknowingly sell their property privately while under obligations to sell it through the RE.

I just checked my lease and there are no clauses, terms etc that state I have to sell with the renting agency.
No. I don't see how they could do that either. As I said above even if the RE did try and link property management to any sale of the property, the owner could just end that property arrangement and sell through another RE of their choice

That's right. The rental aspect of an agency is entirely different to the sales side. A selling agreement has to be done with a registered real estate sales person not the leasing representative.

I'm just putting it out there for Freddie to consider so that she has the chance to be prepared. It is possible. It can, has and does happen.

If the vendors have the house as an open listing then they can sell privately if they want to without paying commission and would probably jump at the chance and drop the price 50% or so of the commission amount.
If at any time you have discussed purchasing the house with the RE and they have approached the vendor on your behalf, they are entitled to the commission so nothing gained.
As far as who's who, any RE agent could find this out, however finding one who would is another challenge.
Council can tell you however they will probably require a reason.
If you are friends with the neighbours maybe you could ask them to see council and say that they need to talk to the owners about a fence or the like.
Just my 2c for what it is worth.

on what you said here...
When you list a property with an agent they usually have exclusive rights to the sale of the property for 3 months or whatever some other set length of time.
The vendor would sign the contract and agree to those conditions. The conditions would expire at the end of the set term.
but after thinking about, if the sale term has expired to whatever time (lets say 3 months) you agreed on, and it hasnt sold, if it does get sold elsewhere.. the agents can still lay claim to a commission fee which i think is within 6 months after that 3 month contact.

Freddie, it's possible the owner wants an appraisal for tax purposes or even for a depreciation schedule. It's coming up to tax time.
