After several hours during the week clearing and cleaning up a messy garden my day started like this

I would expect this in a 100 year old house. Not a 10yr old one.

Freddie, I'm so sorry that cowboy has done that to you.
I'm fed up with my house too and it was built by a supposedly high end company but when they are busy they will hire any contractors to get a job done.
Last night I felt like taking photos of all the cracks in the walls and cornices and sending them off but I don't suppose they will be interested now.
A whole chunk of plaster fell out of the wall yesterday when I was cleaning cobwebs.
I went through a big hooha with them complaining about the cornices when they first went in but they said it's always like that and then they are patched and painted and not to panic. Well wrong. After a few years they were all in a hell of a mess again.
We have a 7 year building warranty here in Vic plus building guarantee should builder no longer be registered bankrupt etc.
While I did have some issues with my new house all has been rectified.
Your cracks may be a result of unstable ground rather than workmanship but surely still covered. Cracks like that are usually seen I olxer homes following major earth settling and after long spells of intense dry weather.

Also are there any major developments or road works in your area
on โ06-12-2014 03:41 PM
Twinkles, they did all the earthworks but I have no doubt that they will blame the quarry down the road. They do blasting there but I never hear or feel it.
They did send someone to fix that crack only about a year after the house was built but now it's back worse than ever.
There is new development in the area too which is a pain in the Rs.
I just checked reviews on the company and the first review has it to a T. We have had electrical problems also.

Joono, I agree with Twinks
that is a pretty big crack for a new house, something has moved there
on โ06-12-2014 03:46 PM
It hasn't only moved there. It's moved in every room in the house.
Can we go back to talking about bathrooms now because I am getting depressed
