How to issue refund without going through resolution centre

I have had a couple of cases where people weren't totally happy with their purchase (one item broke while in transit, the other thought they were getting something different). In both cases the buyers contacted me via eBay message and I agreed to a refund. I went to Paypal and simply did "issue refund" but the item still shows up on my "sold" list and the amount refunded is added to  my "Payments Not Received" amount. Am I going about things in the right way?

 

I guess my question is, what is the correct procedure when you are contacted by a buyer and you agree to refund. Is there anywhere on the eBay site where you can initiate this refund so that it takes it off the listing as "sold items".
