Item lost in flood before buyer purchased

I have recently had my house flooded and someone purchased an item I had listed before I could access my house, now I have access, I have found the item to be flood damaged and not sellable. 

What should I do??

Try to explain the situation to the buyer, show a photo and offer a full refund.

Most reasonable buyers would understand.

It is quite simple now to cancel an order.    Just cancel the order, message the buyer and explain, ebay will instruct you to refund, you refund.     If there is any feedback ebay says they will protect you - as stated above - in their new message "Flooding impacts...".
