For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

ya cant go making those kind of allegations without proof.....


I see amys point that its the simolest least agressive non confrontational way of getting the tenant out and no loss of face on the tenants part...

I am sure there would be a clause in the lease saying sub-letting is not allowed.......get yourself some new tenants.

If there's a clause in the lease saying the dog cannot go in the house proper, then they're breaking that.  If there's a clause in the lease saying that the tenants can't smoke inside, then they're breaking that.  Same for the rubbish and the maintenance issue.  


 


Dunno, just thinking about the smell/s would make me want to get rid of them.

You can serve them notice to leave as they are not now abiding by the lease. i.e. mother not there most of the time and I presume she is the leaseholder and the house is not being kept tidy, also the dog in the house. 


I do not think it is worth the extra rent to have this aggravation and having the place not looked after. I think you will be sorry if you don't rein them in now.


$20-00 is not a great increase being they haven't had one for 4 yrs.

In NSW the landlord can give a tenants 90 days notice of termination for no reason.


 


Do you get the mother to resign a lease every 6 months?


 


If no fixed lease you can terminate their tenancy giving  90 days notice. .83—Termination by landlord without specifying a ground of termination.


 


DDB your idea now is to put the rent up and see if they stay or move out, but if they stay and get worse you will have to find other options.


 


I am sure you could find better tenants than what you are left with now.


 


We got a notice of $10 p.w. increase today. Been here 6 mths. The owner has spent a bit of money though, repainting all the walls/ceilings, putting in new tiles.

$20 p.w inc is very reasonable considering they tenants haven't had any increase in rent in 4 years.
