at least reg. signed for mail is more reliable as proof itvwas recieved. has been done here in victoria. not saying it must be done that way but the tenant can't turn around and say nothing was ever recieved
This is whats on the rent increase form:
This notice may be:
1. Given personally to the tenant.
2. Sent by post addressed to the tenant.
3. Left in a letter box or other place likely to come to the attention of the tenant.
So, i am within my rights to drop it in their mail box.
They have received every other mail i have dropped in their letter box so this is no different.
They can say they didnt receive it all they want but, i will still be able to put the rent up in 60days.
No, i dont not think the people living in the house are on heroin. I have no idea if the people that visit are or not. I know they do have people over and they do drink a lot so that would also explain the vomitting out the front

How long have they been your tenants?
Do you not have to pay increased council rates, water service charges and repair/maintenance costs every year? Why don't you want to put the rent up a little bit to cover those?

Our newly received rent increase notice (delivered by AP) has a confirmation of receipt slip at the bottom with the details of the rent increase amount and date it applies from, which we have to sign and return to the RE office.
Might be an option Amy, your tenants could return the slip in your mailbox.

I never got that, just a letter telling me it was increasing on this xxx date and if I had a problem to phone them and discuss it with them.

Years ago my agent tried to give me 14 days notice of rent increase, they had to give me 30 days. I waited until the 13th day and went in and said I was a bit confused about the dates I thought I was supposed to get thirty days. Whoops he made a mistake 😄 So he had to resend it.:^O

happyroo - I am with a different RE from 6 mths ago, the previous real estate didn't have a tear off slip on the bottom. I thought it was quite a good idea. It also asks if we want to sign another 6mth or 12mth lease.
