For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

Is it 21 days notice your tenants have to give you Amy (periodic lease) if they want to move on?

Hmm the units that we have a RE agent manage, they put the rent up each time the leases are renewed or a new tenant moves in.    


 


The latest one we manage ourselves, and now up to the 18th month, and I've not put the rent up because they're really good tenants.


 


One thing though Amy, I hope you have a really decent bond from your tenants.  Every place we've bought stank of cigarette smoke  and had yellowing walls - all requiring new carpet, repaint, curtains etc.  So a stipulation of my leases is no indoor smoking, and whilst I allow pets, carpets must steamcleaned etc before the properties are vacated.    


We once looked at old fibro shack on the NSW south coast,  but I was gagging as soon as we entered the door - it stunk like the whole house had been drenched in month old bong water - it would have had to torn down to ever get rid of the smell

Termination by Landlord -no grounds: The LANDLORD may give the TENANT at least ninety days notice of termination of this AGREEMENT without specifying any ground for the notice. The notice must be given in the written form required by regulation (Form 3). 21.


 


Termination by Tenant - no grounds: The TENANT may give the LANDLORD in writing at any time at least twenty-one days, or a period equivalent to a single period of the tenancy (whichever is the longer), notice of termination of this AGREEMENT without specifying any ground for the notice. The notice must be given in the written form required by regulation.

I would give anything to rent direct from the owner,RE  Agents don't consider rental increases on the grounds of excellent tennants.

I think Australia should introduce long term rentals.



we already have long term rentals, one of my tenants has signed a 6 year lease and want to stray forever.


Keep it nice, I might cry if you write anything upsetting (like not)
