Buying a house. Which floorplan and facade do you prefer?

Hi all - looking to build a house soon but finding it hard to decide on floorplan and facade. Can you please help me buy telling me which option you prefer (1 or 2) and if you have any comments or feedback it would be appreciated.

Layout 2 is less of a rabbit warren but both have way too many different closed rooms doing the same thing. All those differerent living areas would make me insane - family room, theatre room, rumpus room? I'd be wanting to open it up as much as possible. Particularly as they are all adjacent to each other and some (rumpus) don't even have doors to close them off. 

 

Also the kitchen looks relatively tiny (in both plans) considering there are 4/5 bedrooms,  3/4living spaces. can you extend this?

I agree with martini, both seem to have too many rooms for the size of the house.

 

I'd still be looking for a different builder, maybe someone smaller who is more flexible with price, layout and facade. You really shouldnt have to compromise on any of those things.

I would have the kitchen where the laundry is on option 2. I couldn't stand a kitchen in the middle of the house. That whole middle section of Option 2 would be lacking in natural light wouldn't it?

I cant imagine a kitchen without windows either, I have a whole wall and door of windows in my kitchen though, so I guess its what I'm used to.

personally none. I like to look out the window when im doing dishes. But out of them if I had to choose, option 2 nicer look and cleaner flow throught the plan

you can walk around in circles in our house and that is really cool. i never lived in a house like that and it's much better than all the dead ends and little rooms on your plan.

 

as others said both your plans are rabbit warrens.

Option 2. I like the way that the hallway goes straight from the entrance to the family room.

Plan 2 has a larger entrance and the study next to it, so you can ask strangers (business people) in to the study to talk, instead of having to take them through the house.

Like some of the others, I don't like a kitchen without windows in the middle of the house. Another thing I don't like in Plan 1 is the home theatre right next to the bedrooms. Will be quite annoying for anyone sleeping there when others still want to watch pictures. Also the toilet right behind your bedhead, as someone already mentioned.

 

Look for some more plans, there are thousands available. Don't be in to much of a hurry, with time you can save money and get a better place. One that says "YES!" to you the moment you see it.

I like the laundry/wc/bathroom arrangement in #1.  If you had kids say, playing in the sandpit/pool that you may eventually have, they want to go to the loo, they don't have to run through the whole house.

 

I note that you seem to prefer a separate WC, ensure there is enough room for women to be still standing while closing the door.

 

I suggest you check that there will be enough bench space in the Kitchen. (Sink and stove seem to take a lot of space in diagram)

 

Ensure the quality of workmanship in the show home is reflected in your build.

My choice would be  plan 2 ..... My kitchen in in the centre without its own window/s, doesnt really worry me
