Joz, the property needs some cosmetic work, painting and various other repairs, which would possibly put off a buyer who doesn't know the property. The property has been rented for some time, the owner has never as far as i'm aware been to check his investment or do any real maintenance for many years. The only maintenance done, has been the small run of the mill problems. Having said that, and you were the owner and lived 8hrs away from your investment property which you want to sell, would you prefer your tenant to make you a reasonable offer, in preference to a RE agent who will charge you an arm and a leg to advertise, take pictures, show prospective buyers through the property, knowing it's been neglected for a spit and polish for some time? Also knowing you were unsuccessful selling it when you tried previously, and that cost you RE selling fees?
I'd ask first what his asking price is, never know.. might be cheaper then a price you have in mind

I want to find the fellow who owns our unit, I can't ask the RE because I have a feeling he wants to sell. We want to cut them out by negotiating with him to buy, if the price is right.
Is it possible that the RE will be able to claim that they connected you and the seller, hence entitled to some fees? Not your problem I know, but it is possible that something is in his agreement with them.
Were they the previous RE to attempt to sell the property?
Just things to think about. He may not be able to sell to you without going through the RE.

You can approach the council for this info. I had to do this to arrange a new fence to a private rental next door, council gave me the contact details.

That could be likely if the RE gave Freddie the owners contact details.
Although if the house was not listed for sale (nor did the owner give the RE any indication he would be selling it soon) with this RE at the time Freddie approached the owner, I am not sure the RE could have any comeback on that.
The owner at any time can list his property for sale with any RE I would think? Just because he has engaged the Property Management services of one RE doesn't mean he has to use the same RE should he later wish to sell the property.
If freddie managed to contact the owner herself without any help from the RE, then I don't see what business it is of the RE the property is managed by, especially if they haven't had the house listed for sale recently.

We paid $14 000 RE commision, advertising & auction fees over 17 years ago (house was sold for around $200 000).
(Actually I don't think we paid it ourselves, move was a job transfer and employer paid it).

if the vendor isnt aware of a connection with the RE agent and asked for a sale price accordingly, sold it,. the RE agent then bills him for commissions fess.. after settlement
i think i would find that amusing.
