can I sell to a 2nd buyer who has paid outright after I have made a counter offer to a 1st buyer?

A buyer made an offer, I gave a counter offer and now I have found a 2nd buyer has paid outright for an item, before the time frame on the counter offer is up? Is this okay for me to sell to the 2nd buyer?
