For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

Our last house, the garage had two solid walls, and 1 trellis wall and side door made of trellis, and a roller door. I guess it makes the garage secure sort of compared to a carport, but leaves,dirt & birds still blowin, car gets dirty. No good to store things in either as people up to no good can see in through the trellis.

That's no problem. For us it is more for organisation and neatening up the area. In terms of the security...our horse / dog takes care of that lol. We also have great neighbours who look out for each other's properties and our neighbour has a cam that overlooks our yard too, so we are covered...then there is our insurance and that we don't keep anything really valuable in there. Mostly just basic garden stuff and kids bikes / scooters.

Never had anything taken from our yard...

Absolutely. I never want to move again. After 5 years occupancy we have the option to purchase. But either way, they are supportive of renovations as long as it improves property value. Our next door neighbour was able to put in a back decking, the width of their house (half paid for by housing.

As a landlord myself, I put the rent up to match the suburb average for my type of building and I do this assessment yearly. Suburb average data is freely available on the internet. Some suburbs can demand higher rents depending on values, council rates, facilities etc.


If the location of the dwelling is in a prime position, like next to a major shopping centre, doctors, railway station, bus depot, tram lines or close to the CBD depending on the situation you can sometimes get higher than the average rent.  That's how I do it anyway.

well we just did a roof restorations and had all gutters and fascias replaced.


When we bought the place 4 years ago we painted all inside and replaced carpets.


 


So anyway, i rang her and left this message "Hi ...., its Amy. I was just ringing to double check you got the notice i put in your letterbox the other day and also give you a chance to discuss it if you wanted to".


She hasnt rung me back.


If they even begin to attempt to say they didnt get the notice, the next notice they get will be for them to move out

I agree, there are a few of them around. Best to move on, they don't deserve good tenants.

Before this tenant moved in I painted the place, new carpets, new split system air conditioner, new rear decking, new shower head, repaired tiles, new smoke detectors, new curtains, new concrete paved courtyard, new bench. Basically I fixed anything that was broken! and added more features. I then went through with my managing agent and we photographed and documented everything before renting it out again. I put the rent up $50 for the next tenant that moved in. It was advertised at that price they accepted.

Our rent is 3 months in advance.


 


We had an inspection recently, she gushed in and out commenting on how immaculate we keep the place, telling us she would contact the owner and advise him inspections arn't necessary, if anything is wrong we will contact the Agent.


 


At the time of inspection we told her the back screen sliding door into the garage wasn't sliding, obviously the little rollers have worn.


 


Nothing!!! no repair or call to organize for it to be repaired.
