For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

I do believe the owner wants to sell, at the same time the inspection was done an appraisal was also done, all the time telling us 'oh no he doesn't want to sell'...pfffft!

Our rent is 3 months in advance.


 


We had an inspection recently, she gushed in and out commenting on how immaculate we keep the place, telling us she would contact the owner and advise him inspections arn't necessary, if anything is wrong we will contact the Agent.


 


At the time of inspection we told her the back screen sliding door into the garage wasn't sliding, obviously the little rollers have worn.


 


Nothing!!! no repair or call to organize for it to be repaired.



Freddie, we do similar. We pay a week and a half rent each week. It was great at the time of the wedding because we were able to have an entire month off from the rent.

We also haven't had an inspection in 12 months. They do wave hello when they are coming to do inspections on others in the street. The only other time we hear from them is if something is being repaired. We have the stove electrician coming out to replace the rings on the stove top as they are starting to rust and the elements are sitting stable on them...another thing I would be happy to do myself but they won't let us.

I just wish I knew where in QLD the owner lives, I know his name, I would ring him and make an offer to buy, that way it would cut out the RE and we could get it cheaper. ]:)

Their name should be listed on your original lease. Between Facebook etc they should be easy to track down.

But by the time I have been around all the properties I usually have forgotten something that a tenant requests.


 


May I suggest that you put it in writing next time......and maybe keep a copy for you own records.

Trish, only his name is listed on the lease. From conversations with the RE we know he lives in QLD.

Flashie, yes we should have done that, but with all that's been happening in our lives it was the last thing on our mind. I will eventually send an email requesting the repair.

My last place I was in they raised the rent, so I was paying the same amount as one of my neighbours who had carpet only 5 years old, a kitchen that was about the same age and freshly painted walls.  I was a little miffed and did point that out to the RE, they didn't care (I'm sure they didn't even tell the landlord).


 


My new landlord is great!

When we owned a unit some years ago we had a RE manage it.


We had a single nurse living there.


She notified that she was moving out and we rang her to ask if we could come have a look at the place to get an idea if there were any jobs we were going to have to do to it.


She was fine with that and we went round one day and had a lovely chat with her.


It was then we found out that the front door lock was not working properly. Sometimes she would push it closed and it would not lock in and would re open. She had reported it to the RE who had not bothered to let us know, so it went un fixed


Thats why she was moving out.


We were so angry.


We would never ever use a RE to manage a property again
