For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

In saying that though, now we manage this house next door and the tenants know they can come and tell us if anything needs repairs and hubby goes over immediately.


 


Two weekends ago they called hubby cause they couldnt change a light bulb so he went over to do it for them and noticed the screen door was barely hanging on by one hinge.


He asked when that had happened and they told him "Dont know. A while ago i think".


Hubby took the door off and fixed it.


But geez, when were they gonna mention it...when it had fallen off completely?

Amy, i'm convinced that happens a lot. I don't have a very good opinion of RE agents because of their couldn't care less attitude to good tenants. Another thing I notice, each and every time you ask for repairs to be done, your rent goes up.

It is all about the almighty $  they are  very creepy, tell fibs, avoid the truth, are very cunning, and are two faced, lovely to your face but if you catch them out, they turn like a snake.  Can you tell I have no time for them?

Im with you freddie.


 


When we confronted the agent about the womans door lock being broken, she (the agent) first tried to tell us she had told us about it and then claimed the tenant hadnt mentioned the door lock being broken.

My brother bought a house and rented it out through RE agents.  He went past the property one day and saw a tradesman doing some work on it.  Without revealing himself as the owner, he asked some questions and the tradie said that the REA was a mate and this was "pretend work" to give both of them a profit. 


 


Shortly after that, the tenants gave notice that they would not be renewing their lease ... their reason was that the REA had not responded to their requests for maintenance ...

Wow Katy, I have a feeling the same thing happened when we reported the remote control roller door wasn't working when we first moved in here. It still hasn't been replaced after 3yrs. They did have a tradie come here twice, both times he told them it couldn't be repaired. They upped our rent as a result.

My brother told me about the conversation and I sacked the agent.  My brother doesn't live here and I had a POA for him.  


 


When I talked to the agent he was not happy being sacked, but he had that "guilty" attitude of knowing what was wrong.  


 


He was charging $100 a month (this is a long time ago) for managing the house ... then adding on all these extra charges.  Around the same time, the property changed hands ... the ex-tenants had done a great job of cleaning up, but had cooked some toast in the grill and not cleaned up the crumbs ... the REA asked if I would like a cleaner to just finish off the job ... I didn't have any cleaning stuff with me ... so I agreed ... and got charged $130 to wipe off the grill which I could have done with a tissue from my handbag.

You know, I wouldn't be surprised if they also withheld $130 from the tenants bond as well Katy.
