For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

I think they are well and truly due for an increase Amy.


 


My daughter's rent goes up yearly where she is (with the resigning of the lease) usually $10.00 - $15.00 per week. She has no problem with this as she budgets for an increase at that time every year.


 


In  saying that, her landlords are very good with upkeep and maintenance on the property, and that can be rare these days.


 


And something no one will believe, they give her the week before Xmas rent free as a thank you for the year. How awesome is that?

We are good landlords. They have any issue and we are over straight away to fix it. We maintain all the gardens for them and even mow their lawn.


They are not so good tenants

You sound as though you know what you are doing as landlord's (and no increase in 4 years WOW).


 


Can you tell us what the tenants are doing that has made them no so good?


 


If it is damage or negligence or non payment of rent - maybe look at not signing the new lease?

personally I think $20 increase per week a little steep.....that equals $80-100 more per month depending on the month. What some may think as bad tenants may seem good to others with more experience?

twinkles, we have owned investment properties on and off for 12 years.


We have experience.


 


 


We originally rented the house to a single Mum with an 18 yr old son, a 16 year old daughter and a labrador. The house has an enclosed back verandah and we were fine with the dog going in that area inside only.


The daughter left a year later and the son moved his girlfriend in, which was fine.


The son then gets another girlfriend and moves her in and 3 months ago they got married.


The Mum now has a boyfriend and she spends at least 4 days and nights of the week at the bf's place.


So basically it is now pretty much the sons and his wifes house.


They are HUGE pot heads. The house has become a pot head hangout. The back enclosed verandah has become a pot smoking area and it stinks. They also smoke in the house which we made clear was a big no no when they rented it.


The dog is now allowed in the whole house, even when they are not home.


The yard is full of rubbish and the lawn is full of bottlecaps and cigarette butts.


The other week, one of the sewerage drains in the back yard blocked up and started over flowing, they left it 4 days before bothering to tell me so you can imagine the mess and smell. Plus it took the plumber twice as long to clear the blockup, therefor costing me more.


The Mum used to keep the house tidy but now, as she is not there much, the house is filthy.


 


To some, this may not be a big deal, but this house is next door to us. My kids and hubby were out the front of our house gardening last weekend and 2 guys stumbled out of next door, threw up on the front lawn and then got in their cars and drove off.


 


One of the reasons we bought that house was so we wouldnt end up with ferals next door to us.

Why, they arnt growing plants. They are smoking pot, as do so many young people


Im not going to waste police time on that.


 


As i said, this has been only going downhill slowly in the last year, mostly in the last probably 8 months.


 


The rent is paid on time each week.


I have been going by the saying "better the devil you know" and that has held us off putting the rent up for a couple of months. I figure, at least we know what we get with them.


But, now ive had enough. If they stay, then i will happily take the extra money off them and see how it goes. If they go, i'll be happy with that as well
