For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

we manage the house ourselves.


 


We know how RE's work. They offer a house for rent at a great value price and then put it up as soon as the first year is up

Tenants can lodge a claim (with Tenancy Tribunal) if they think a rent increase is an excessive amount. $40 pw or more?



 


It wont be unreasonable. We are going to put it up by $20 a week. Still a fair rent for this area and its enough to either push them out or make it worth our while if they decide to stay

That is reasonable, even more so,considering it hasn't gone up in 4 years. A shame they have gone to the downhill a bit recently.


 


I realise you do manage the house yourself, but most here that are tenants, lease houses from a RE. As you asked how often does tenants rent go up, the is answer quite often, because the RE is pushing for it, is what I meant. We had 3 $10 inc in one year. A $40 one last year (moved on from there). Also there is an extreme shortage of leased houses here (NSW) and landlords can get $50 p.w. or more when an existing tenant moves out and a new one moves in.

Wow, honestly, if they had stayed good tenants, we wouldnt even be considering putting it up now, but they havent. Sure, the rent goes in every week but there are lots of other things going on that we are not happy with.

 There should be clauses in the lease that detail how much the rent can go up and how often it can be increased.  If they aren't in the lease, they will/should be covered in the relevant state/territory retail tenancies act.

You can only increase rent when the lease is up for renewal. 


 


Mine goes up $10 every year...I am happy with that as it was so cheap to start with.

most certainly where we are the rent can rise without the lease being up


 


we have been here 4yrs and had one increase of $10


 


but I wont pay anymore for here as there are lots of units on the rental market here


and we could get much more for our dollar than we do at the moment

NSW  - If tenant on a fixed lease rent can't go up until the end of  the fixed term (with proper notice). If on a periodic lease, rent can go up at any time (with proper notice)

we are in our third year in our house and the rent went up once $10 at the end of the first year.  we have inspections every six months.  

Such is life.
