A question for landlords and tenants

For tenants- how often is your rent put up?

For landlords- How often do you put rent up?

We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

doesn't a written notice of rent increase have to be sent by reg. mail and signed for?

What state would that be?...talk about overkill, usual AP mail is sufficient for notice of rent increase (or hand delveiverd) its hardly her majestys mail

No. It even says on the form it can be posted, given in person or put in the tenants letterbox

We know we can kick them out if we want. We know our rights and we know their rights. We wont be doing anything unlawful.

For now, we will put the rent up. We will see how they respond to that and then make a decision, based on what they do, on what we are going to do

They would be fools to let you go as Landlords. Even though we are in a Housing House I am so fussy about how this house is treated and maintained. We always have perfect inspections and I am so mindful of neighbours and inconveniencing anyone. I think you are a renter's dream.

I will never understand how anyone can treat living in someone else's home / investment as anything other than a priveledge.

To some, this may not be a big deal, but this house is next door to us. My kids and hubby were out the front of our house gardening last weekend and 2 guys stumbled out of next door, threw up on the front lawn and then got in their cars and drove off.

Doesn't sound like pot is the only problem. That doesn't cause people to throw up on front lawns.

at least reg. signed for mail is more reliable as proof itvwas recieved. has been done here in victoria. not saying it must be done that way but the tenant can't turn around and say nothing was ever recieved

No, I copied a bit of daydream and failed to quote properly.

Only the last sentence is mine.
