I have a question.

While I realise it's extremely hard to get a rental property at the moment where I live I was wondering if you can tell me what actually happens once you put an application in ?

Are the personal referee's and Buissness referee's rung ? Is your work contacted ?

When is all the checking of your application done ?

I'm only asking as we have applied for 4 houses and been knocked back on all 4 even though all have jobs and excellent rental histories . My personal referee has not been contacted by any of the real estates I have put an application in for ..

Even though we were property managers ourselves, we once had a house rented out through an agent because we lived 2000km from it. When we visited the property, we found the agent had let it out to a family (thats no problem) and 2 bull mastiff terriers! When we had a no pets policy. The back yard had been decimated! 

We also wished to install a heating system for the tenant (and for our own comfort one day down the track) 

Nuh! Too much trouble. 

Also, caught the agent out on a number of occasions lying to us, as by then we were communicating with the tenants directly. 

Really good conscientious agents seem to be few and far between.

Our owner lives in QLD, we have no contact details for him. I dare say, if he knew what was happening with his property he would be annoyed.

I had a four bedroom property for rent and went through an agent.

They chose three applications for me to view.

All good.

However I asked to view all the applications which I did.

One which was knocked back was excellent.

The agent didn't think that the applicants would appeal to me.

He was a biker, tatts, four children and one on the way.

I asked to meet them at the RE office.

What a lovely couple with beatutiful, courteous children, all undeer 10 yo..

I rented to themm for six years and never raised the rent because I valued them as tenants.

They had saved enough to put a deposit on a home.

The house was spotless when they lett, and we still  remain friends.

To avoiid Freddie's experienes with a RE office, I told the tenant to phone me if he needed anything done and I took care of it immediately.

So, there you go.

No,, I am not a saint....I just value good tenants..

Our present home was tenanted through them before we bought it, and to say they didn't give a hoot about property condition would be an exaggeration!  They were absolutely filthy people - the woman told me point blank she didn't see any reason to clean as it would only get dirty again

Yes, their reputation is very poor. We have containers under the sink catching the water from the leaking tap, it's nothing major but certainly needs attention.

Freddi as you have already contacted the agent about this problem and nothing has been done dont you have the right to get someone in ?

If I get time tomorrow I will ring Fair Trading rental and see what they have to say about this situation.

Freddie ring tenancy services, they will give you a ten day letter to give to the managers stating repairs most be done.

I dont know what state you are in I just know the Qld and NZ property management laws.

But tenancy services are the best people to tell you of your rights

Hi Lion, in NSW the Rental Tribunal at Fair Trading deal with issues such as this, my biggest fear is the repercussions.
