Not sure which part you mean.
If it is the regulations, there is a lot of them that don't concern us, (not saying they don't apply to us)
Some regs are where bins cannot be placed, visitors not to park in driveways, and must use visitor parking etc. etc.
Have had the same tenant for about 9 years, never had a problem with them, and most people in the complex
do the right thing. If I was ever notified that the tenant was in breach or a complaint made,
then yes it would be a concern.
There is 14 villas in the complex, and have had it for almost 10 years, maybe 10 or 11 of them have changed
hands in that period.
If it is the issue I have been having with the Strata Mgrs, it started over 3 years ago.
They approved capital works at the rear of the villa, and have done so on two occasions over that time,
yet has never been started. The problem is a failed retaining wall, and is classed as part of the "common area".
The problem has become worse since they first approved and failed to do the work, for whatever reason.
I am being bounced from Strata Mgr to Body corp, who bump me back to Strata. A merry-go-round ride.
Seems like no-one wants to answer or inquire and answer why, it has never been done after two approvals.
This week I will looking into what direction I should take.

Morning Richo, everyone. All you can do is be there Richo, moral support can be important.
Trav I don't think you can have Body Corporate and Strata Title together, you need legal advice because if anyone or their property is hurt you will be responsible for replacement and you can also be sued.
I am the on site Body Corporate R ep, not an important job. I am who everyone whinges to about petty things and fixes the urgent things, it comes with a huge trhankyou at the end if every year.,

Hope you're well today and on top of any pain.
I thought the Strata Manager was hired by the Body Corporate and could be dealt with after their contract ran out.
Trav, do you go to the BC meetings at all? Cos you should, and voice your concerns to the mob.
If the BC aren't dealing with the problem of a dud Strata Manager, then that's where to get the ball rolling IMO
But what do I know?
