I may have the name "body corp" wrong.
The Villa complex has 4 owners that are elected to a committee for the complex.
Any issues owners have are taken to the committee, and then they pass it on to the Strata Management company.
The Strata Mgr prefers owners to contact the committee persons first.
Each owner pays Strata levies to the Strata co. (ours about $1600 pa)
This covers capital works, gardening, gutter cleaning and insurances including public liability ins etc
Once a year the Strata Mgr hold a AGM for all owners.

My son is 26, he purchased the property when he was 17.
Because of being under 18 he was not allowed to purchase & have the property in his name.
Solicitor set up a trust, which I am the trustee. Basically I have full power & rights to act with anything associated
with the property, and are responsible for all bills etc.
I could even sell the property if I chose to, however the money must go to my son.
I can dissolve the trust at any time and the property reverts straight to my son, and are planning to do this,
sometime this year.
Wifey & I (particularly me) are inundated with paperwork constantly. Wifey is Trustee for another property that
our 4 sons own, but is a house, so there is not as much paperwork.
I know a person that has real estate experience, and apparently her mother is a licenced strata mgr.
Later today I think I will phone her and ask if she see if I can can see her mother to get some assistance
on what I should do, or at least steer my in the right direction.
Stawks, I have attended a few Strata meeting over the years, property is not in Sydney and to get there
attend the meeting, and back home takes a full day, a couple of times notification of the Agm I have received about
a week prior to the meeting. As you know I am often busy with other things and can't always shuffle things about
foe various reasons.

Wifey left not long ago to head back up north to look after the grandies for another week,
and will be back Friday night. Must say that I'm feeling a little abandoned, I have a heap of things to do, organise etc,
and could have done with her help with some things.
Just need to keep in check with myself so I don't go into overload.

Gorgeous day here, might see if I can hobble outside and sit on the front verandah before it gets tooo hot
Hubs is outside doing the watering, need to keep all the veggies alive and producing, bumper crops everywhere atm

Trav, sounds like something you don't need to be doing. If son is 26, then he will learn to manage, or sell the darned thing, I reckon.
Kids need to stand on their own, and there's only so much help you can give.
They would have to cope if you weren't around anyway.
I don't do pandering - any more. I've done my share.
Watered the garden. Yes bumper crops this year. Beans are almost done here.
Might pull them out and plant more beetroot. Eating it faster than I can grow it.
Sterilised the jars for the cucumbers....now to fill and seal.
24 deg atm - feels hotter outside. Swampie on.

Agree with you Stawks,
The initial plan was to dissolve the trust a couple of years back, when we felt he was mature enough.
Then the carjack incident happened, and because of his psychological state at the time,
it would not have been wise for me to do it.
He is now much better, and I think it is time for him to take control and have the responsibility .

Trav yours is Strata Title Management. Mine is Body Corporate, apparently ours is unique in that there are necer any fights, some are really rough.
We did change BC Managers last year, bit disappointed in new Managers, they promise you the moon and do nothing. No match foir me, I just ring a couple of owners and they ring them and it's done, she is slowly learning I mean business and woin';t put up with her excuses. If she keeps it up we can break the contract, haha will see who is laughing then.

Finally done and dusted - for this week anyhows.
Had to drape a tablecloth so ya couldn't see the mess hahahaha
A couple a bit low on vinegar, didn't know they'd shrink. I hope they'll be ok.
Daughter took a couple of jars.
Might be a face in the one on the right.
Now for the cherry tomatoes.....apparently I can freeze them, whole and fresh, and roast when needed.

They changed the Strata Mgr Co, about 4 years ago, are no where near as good as the previous one.
A couple of the committee people wanted to change, I voted to stay but the vote went the other way.
I phoned the person I wanted to ask about talking to her mother, and a little while ago her mother phoned me,
had a brief discussion with her, and she has offered to help.
Hope to meet with her either Wed or Thur, wants me to bring everything I have, for her to read,
and can then advise me on what direction to go, and is prepared to help me along the way.
Are hoping that I can get it all sorted out in reasonable period of time.
Might go and kick back in my chair and relax, will get the paperwork together tomorrow.

Sounds like you may be able get some help to sort it out Trav ..... Your son seems like he has had enough to deal with over the past few yrs, great he has his dad there to help him ๐
Cues look great, do you have recipe pls? My hub is getting a crash course in pickle zucchinis, he not doing to badly ...... Beetroot is next on the list

Bread & Butter Cucumbers
5 large Lebanese cucumbers, trimmed, cut into 5mm-thick slices
2 small brown onions, halved, thinly sliced
1 tablespoon salt
1 ยฝ cups white vinegar
1 cup caster sugar
1 pkt Hoyt's Pickling Spices
Large pinch of Masterfoods Ground Turmeric
Place the cucumber, onion and salt in a bowl. Toss to combine. Cover with plastic wrap.
Place in the fridge overnight. Putting them in the fridge will keep them crunchy.
Rinse the cucumber mixture in a colander. Pat dry with paper towel.
Sterilise jars. Oven: 120deg. Place jars (upright) on an oven tray and heat in the oven for 20 minutes. Remove and fill immediately
