For tenants- how often is your rent put up?


 


For landlords- How often do you put rent up?


 


We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

I know of one tennent who has been living in the same residence for over 10 years who increases the rent herself everytime she gets an increase in her pension.


 


I am sure she will have a place to stay for life 🙂

Rentals through RE are more often to increase rent, usually about 12 monthly. I think your tenant is very lucky, they are due for a rental increase.

I think if you have good long term tenants and want to put it up, put it up a very modest amount. Good long term tenants are more valuable in the long term. I would also let them know that your costs have increased and you value them as tenants.

Different states have different laws for how many times you can put the rent up in one year.


Some states have no limit on the amount of times.


 


I would think it would be better putting up the rent in small amounts each year, than trying to do a catch up one 4 years later.


 


Do you intend to put it up by a small amount $10 p.w. or a larger amount?


It might be better to put it up a small amount each year.


 


Do you know if there are plenty of rentals in your area or a shortage?. If there are a shortage of houses the rents will have gone up a lot in the last 4 years.

Yes i have the proper form to increase it and will give the 60 days notice.


 


To be honest, they started as good tenants but have gone very downhill in the last year and we are quite annoyed with them.


We figure, if we put the rent up and they leave, thats fine with us or if we put the rent up and they stay, well we will put up with them for the bonus of getting extra money off of them

As Freddie said, leased houses managed by RE, the rents go up frequently. It is in the RE interest to get higher rents as then their cut of the weekly rent, increases as well.

Tenants can lodge a claim (with Tenancy Tribunal) if they think a rent increase is an excessive amount. $40 pw or more?
