A question for landlords and tenants

For tenants- how often is your rent put up?

For landlords- How often do you put rent up?

We have had our rental property for 4 years, same tenant the whole time and we are planning to put the rent up for the first time

They would be fools to let you go as Landlords. Even though we are in a Housing House I am so fussy about how this house is treated and maintained. We always have perfect inspections and I am so mindful of neighbours and inconveniencing anyone. I think you are a renter's dream.

I will never understand how anyone can treat living in someone else's home / investment as anything other than a priveledge.

I would feel the same in gov or in a rental, my ex-inlaws always had the view that "it's not my house, so why should I ....." (Clean, mow, maintain, keep yards clear etc)

my husband treated my house in similar fashion as it "wasn't his"..... Currently my family are helping with minor maintenance that should've been done over the year, they are not impressed!

I hate having to ask them to do things that I can fix myself, but they get upset if you just do your own maintenance. Like we had a leaking tap, I fixed the washer but then the tap needed to be replaced a couple of weeks later. They insisted on sending out a plumber and supplied the tap. I asked about painting and they said yep no worries, but they have said I have to give them the receipt for the paint and they will reimburse us for it...I didn't expect them to do it and said "no it's ok we will pay for it" and they insist on it ! I figure, we are pretty much here for life...getting the benefit of it so we should pay for it.
We are also enclosing the carport and they have asked us to get quotes and they will pay half or get their team to do it. Apparently it improves their investment...even though we are here longterm.

It disgusts me seeing the state of some of the houses around here. I can't believe people abuse the priveledge so badly.

For private landlords anything purchased for the rental property is a tax deduction.  Anything you do to improve the premises is a bonus for them.

I have a great landlord, my older brother.  He knows I am a very untidy person, and a terrible gardener.  But as long as I don't trash the place and the neighbours don't complain about my behaviour (the oldies that live on this court are noisier than me!!) and I pay on time he's happy.  I hope I don't have to move anytime soon.

I thought you were in housing? Are you in social housing through a community group? Can't believe the department of housing would be so generous.

we already have long term rentals, one of my tenants has signed a 6 year lease and want to stray forever.

I think they mean similar to European countries where they have 99 year leases. And rentals are handed down through the family.

Community Housing. We are enclosing the side of the carport with lattice. We have been given a front roller door. It isn't expensive at all to do.

Re: A question for landlords and tenants

I should explain. The carport is under the main roof, not separate from the house. So we only need to enclose one side wall (the back is the wall between the carport and our dining room), then we only need to enclose the other side front bit which is where our loungeroom ends and our verandah starts.
