I am considering down sizing the house.
I have looked a few places that say they are designed for older people.
But most of them have steps or stairs in them.
What I am think that I would like is a 2 bedroom with separate kitchen, lounge and the toilet separate from the bathroom. and a small garden.
Any suggestion what else to look for.

Yes The ones I have seen in the area I want to live are very expensiive. They are around the $800,000. mark.

Have you thought of a semi detached. You own the freehold and it is a really good size for what you want.

Build a granny flat in the back yard & rent the house
or
Sub-divide,sell the house, build granny flat in back yard then you don't have to move far

Regarding retirement homes, if you did decide to get one, make sure you read all the small print, some are not what they are cracked up to be.
My MIL was in one down at Rosebud it was really nice, had everything you could want, she paid alot for it at the time, when she got sick and decided to move to her daughters, she was shocked at how much she got back, nothing like what she paid for it, infact she lost a lot of money on it.
So, if you go that track, just be careful..

Oh and if you're in Victoria you don't need a permit to build a granny flat

I am looking at the future and thinking at around 70 I will be moving to a retirement unit in a place that has a good nursing home attached or nearby. (there is one exactly as I want it less than 1k from here)
I don't care if the investment value drops, I don't want my children to care for me at home.... and they were raised to be independant financially.

Sorry, but you do need a permit from the council to build a granny flat in Victoria..
