a house. Friend has had her house on the market for sometime now and they haven't had even one offer.
So what would turn you off buying a house so we can check and improve her chances of a sale.

Good news grandmoon. Like others have said, some people don't have the imagination to see past clutter, paint colours etc, so I'm sure what's being done will help for those buyers.

The gardener and his 3 workmates spent over 2 hours mowing the lawn trimming the hedges and trees and they even washed the outside windows for her. And we have removed 27 boxes of clutter from the inside of the house. We will be going back on Friday to do a clean before the weekend, and keeping our fingers crossed.

Aint there tho? lol, I would think if there was any truth at all to all the things they accuse me of, they'd get a conviction by now, or at least try the case under a jury trial. I'm becoming a fixture in that courtroom. I'm 98 on the list at an apertment complex, and someone who claims to believe me is supposed to be looking into helping me get a court order to prevent the police from looking me up if I can get into a place. I tried it on my own but the judge wouldn't take me seriously. Judges are always gonna side with cops nomatter what. Luckally, they have to allow me a jury trial and a jury might not automatically side with the cops, so it never goes that far. Still alot of trouble tho.
But no, I'd never own a house, Years ago when I might have, my main consideration was the taxes in the area. Other than that, the selling price and any work the place needed done, fixing up. I'm not so concerned about a bad neighborhood the way many others seem to be, a neighborhood is what you, and your neighbors make it. Also, it's a basis for negotiating a lower price. Buy in a bad area for less, move in, get together with the neighbors and make it a good neighborhood. Seems to me that those who leave a bad area for a good one rather than fixing where they are are doomed to let that new olace get bad too.
If a house is on a corner lot, or in what looks like a commercial zone, some might not even stop to look at it thinking it has to be out of their price range.
I knew a guy who wanted 40,thousand for his place, but let it go in contract with a real estate company that may still be trying to get 70, thousand for his place. Now he is wishing he sold it on his own because he is stuck there while it's still in contract. He could have sold the place easally himself for the 40 grand, It's well worth it, probibly worth the 70 grand, just gonna take alot longer to get that.

Clutter, too much furniture in a small room, bad fences, appearance of exterior paint...lots of things really. Any house with overgrown gardens, that is hidden by a high colourbond fence at the front, steel grates on the windows... All ring alarm bells + the price...like the castle "' tell him he's dreaming "'

I get put off by smells. Particularly animal smells and tobacco.

Speaking of smells............
if your friend has an Open House (of course usually organised by the agent) this was good advice we received.
Bake muffins or some other lovely smelling yummies before the start time.
People are influenced by food in a huge way, without even realising it, and 'fresh baking' smells make the house seem more like 'a home'.
Follow all other advice given of course, tidy, clean, nil clutter etc.

agreed ref scent/smell can sell!
A good trick.....on open brickwork half an hour before a showing.....just a dab of eucalyptus oil or lavender oil on outside brickwork near slightly open windows, near doorways......on inside open face bricks - just a spot or two in each room and under rim of toilet bowl and in sink/bath/spa/shower drain holes
