a house. Friend has had her house on the market for sometime now and they haven't had even one offer.
So what would turn you off buying a house so we can check and improve her chances of a sale.

The friend has just rung me and asked if I could arrange for someone from the church to come and pick up things she wants to donate to their white elephants stall at the fete.

I'm not sure if this was mentioned... smell. If the house smells like smoke, unkept litter boxes, mold, etc, I won't be interested.
Open the house up, and get fresh air into the home. Some agents even recommend putting some apples and cinnamon in a slow cooker.

Just an update. Today was the first open house as her son didn't want the Agent to have open house.
There were 15 groups went through and they have 4 return inspection during the week. The friend is so excited she is now looking forward to moving into the retirement village with a number of her friends.

My friend has just accepted an offer on her house and she is very please with the offer.
Now she is off to inspect a unit in the retirement place where her friends are.

I always inspect the neighbours' properties that share a border, both next to and behind. Since bad neighbours can totally ruin one's enjoyment of one's home, non-feral neighbours is a must. An ugly street with lots of apartment blocks is also a deal-breaker. A house itself can be (sensitively) renovated but you can't relocate a piece of land from a bad spot.

Yes she was very pleased to get the advice and the help we were able to give her.
But she has told us that our next job is to to help her pack when she is ready to move, I think it might be time to go on holidays

And it's sad that the old neighbourhood has to accept a new neighbour of which they know nothing.
The housewarming party can be a telling sign.
